Project Appraisal

We have appraised projects for investment, divestment, capital allocation and development purposes. These have primarily been in large scale irrigation schemes, subdivisions, agriculture, and viticulture projects.

Critical to our appraisals is the in depth knowledge of the application, usefulness and limitations of NPV analysis, estimation of cost of capital, and risk analysis.

Our appraisals have included assessments of current market value, investment value and other standards of value suited to purpose.

Insurance Valuations

These tend to be additions to valuation projects completed for other purposes.

Due Diligence & Litigation Support

Crighton Anderson has chartered accountancy and valuation expertise, which when combined provides real expertise in undertaking due diligence assignments for investment, divestment, and other purposes for both business enterprises and property assets. Where other specialist advice e.g. tax or legal matters, is required we are very well connected to source appropriate assistance for the client.

Submissions & Valuation Handbooks

An example of this type of work is our submissions to the Valuer General on rating issues on behalf of a number of utility and commercial clients, including Telecom and Transpower, and to Local Authorities on proposed rating differentials for utilities included in proposed District Plans.
We have prepared a number of valuation handbooks on rating and rating valuations for utility businesses, valuing airport assets for financial reporting, and compensation methodology under the Public Works Act for transmission line development.

IFRS & Compliance

Crighton Anderson has expertise in the valuation for financial disclosure with particular reference to compliance with generally accepted accounting practices, International Financial Reporting Standards (IFRS) and Property Institute of New Zealand reporting standards. This is supported by both valuation and chartered accountancy experience.
